Think in terms of a home that is sparkling clean, uncluttered and spacious.Make your home easy to access and show. Serious buyers who need to find a home often make quick decisions. If they can’t get access to your home but do get access to other great homes an opportunity is lost.
Stage the home properly with my complimentary, professional staging service. It’s often difficult to view your home through an objective lens when you see it everyday. Less furniture is typically best and some re-arranging may be advisable.
Clean, Clean, Clean. Make sure all floors, counter tops, walls, windows, blinds, drapes and light fixtures are dust and dirt free. Clear kitchen counter tops and make sure all appliances are clean. Bathroom showers and baths should be clean and re-caulked, if necessary and all mineral deposits removed.
Light, Bright and Airy. Open blinds & drapes and try and let some fresh air in when the weather permits. Smell has a powerful, lasting effect on buyers and coffee brewing or a cake baking can make an impression. Avoid over use of air fresheners as this is often counter productive.
Don’t Overlook the Exterior. The cleanliness of the front entry sets the expectation for the interior. Keep grass cut and shrubs pruned. Consider power washing your home and make sure the gutters are clean. Clear out the garage and organize.
Repairs & Termite Inspection. Make sure you’ve had a termite check in the past 12 months. If not, get one. You might also consider having a home inspection done and performing repairs before you list. This can help combat unreasonable buyer requests.
